1930s English Tudor in Winnetka

If you’ve read our post ‘5 Things to Consider When Looking For a Fixer Upper‘ you already know all about the 5 things we look for in a development project:

  • Location
  • Size
  • Approachability
  • Market Time
  • Salvagability

In other words, we wanted the most haunted-looking house on the best block in the best area with the most market time so long as it can be saved.

This project is currently under construction and will be our most complex to date.

Similar to our last historic restoration, this project had several salvageable architectural elements that needed to be saved. However, it had been left partially demolished and vacant for over a year. There were more health and safety issues in this home than we’d seen in previous projects including:

  • Asbestos
  • Mold
  • Active Water Penetration
  • Moisture-Damaged Brick
  • Lead Pipes
  • Lead-Based Paint

Additionally, this project requires:

  • All-new roof
  • New plumbing
  • New electrical
  • New appliances
  • New bathroom fixtures
  • New countertops
  • New insulation
  • New HVAC
  • New Millwork
  • …and more
