Schematic Design

The first look. Concept and layout, the space taking shape on paper. This is where you start to see it.

Design Development

Where every decision gets made. Materials, millwork, cabinetry, stone, fixtures, finishes. We narrow thousands of choices down to the right ones.

Construction Documents

The full set of drawings and specifications. The difference here: these go to our own builders, not a stranger who has to guess what we meant.

Procurement

We source and order everything. Lead times, deliveries, the hundred things that derail a project when nobody's tracking them. You don't manage any of it.

Construction Administration

We build what we drew. Same team, every trade, from groundbreaking to the final coat. Nothing gets lost between the design and the house.

What's the difference between hiring a designer, hiring a contractor, and hiring you?

Most people hire a designer, then a contractor, then spend the whole project translating between them. We're both. We design your home and we build it, one team, one contract, start to finish. You make the decisions you care about. We handle everyone else.

Do I have to do a full build, or can I start smaller?

You can start with a conversation. An introductory call is free, and a consultation with one of our designers or with Grace gives you real direction before you commit to anything. If and when you're ready to build, we're already up to speed. No starting over.

How much does this cost?

It depends on the size and scope of your project, and we'll give you a real number once we understand it. Consultations are flat-fee, so you know the cost before you book.

Isn't it risky to have one company do everything?

The instinct is that splitting the work across a competing designer, an architect, and a builder gives you checks and balances. In practice it gives you three people pointing at each other when something goes wrong. When we design it and build it, there's no gap to fall through. The person who drew it is the person responsible for building it. One contract, one point of accountability, nobody to referee.

How long does a typical design project take?

It depends on the scope, and we'll give you a real timeline once we understand the project. A focused renovation moves faster than a whole-home build or a historic restoration. What we can promise is that you won't spend the project managing it. We handle the schedule, the trades, and the hundred moving parts. And we work tirelessly to specify and order all materials, fixtures and finishes in advance so as to truncate the construction timeline. You make the decisions you care about and we carry the rest.

Do you only take on large projects?

No. Scope ranges from a single room to ground-up new construction. The right starting point is a conversation. We'll tell you honestly whether what you're planning is a fit and where to begin.
